Argos crew pressure washing a commercial sidewalk overnight

Commercial Pressure Washing in Northern Virginia

Sidewalks, breezeways, entryways, loading docks, dumpster pads and building exteriors — cleaned on a schedule that keeps your property looking leased-up, not neglected. Licensed and insured, with a COI ready for vendor onboarding.

What we pressure wash

Argos handles the surfaces that decide what a prospect thinks about your property before they ever meet your leasing agent. We work overnight and early morning so walkways are dry and open by the time residents and tenants arrive.

  • Sidewalks, entryways and breezeways — the first fifty feet of the resident experience
  • Dumpster pads and trash enclosures, where grease and odor build up fastest
  • Loading docks and service areas
  • Parking garages, stairwells and concrete landings
  • Building exteriors, siding and soffits — soft washed where the substrate needs it
  • Storefronts, patios and outdoor dining areas for commercial plazas

Who this is for

Most of our pressure washing work is for property managers of garden-style and mid-rise apartment communities who need a predictable schedule rather than a panic call before a property inspection. We also serve small commercial plazas, medical and professional offices, HOAs, and mixed portfolios where one vendor covering several sites is simpler than five.

If you already use Argos for nightly trash valet or common-area cleaning, pressure washing attaches to the same contract — same crew, same invoice, no new vendor to onboard.

How often should commercial pressure washing be done?

The honest answer is that it depends on tree cover, drainage and foot traffic more than on the calendar. As a starting point:

  • Sidewalks, breezeways and entryways — one to two times a year. Twice for high-traffic or shaded, damp areas where algae takes hold; once a year where the sun keeps things dry.
  • Dumpster pads and trash enclosures — quarterly, moving to monthly through summer when heat makes odor a resident complaint.
  • Building exteriors and siding — annually, or every two years in drier, lower-pollen locations.
  • Parking garages and stairwells — annually, more often where salt and grit get tracked in over winter.

We walk the property with you and build the interval around what we actually see, rather than selling you a frequency you do not need.

How we work

Scheduled overnight, not during business hours

Crews work when the property is quiet, so nobody walks through a wet lobby or hears equipment during a leasing tour.

Right pressure for the surface

Concrete takes high pressure. Siding, painted surfaces and older masonry take a soft wash with the appropriate detergent instead. Using the wrong one strips paint and etches concrete — that is a repair bill, not a cleaning bill.

Licensed, insured and COI ready

Fully insured, with a Certificate of Insurance ready for vendor onboarding with property management companies and ownership groups. Every crew member is background-checked before they set foot on your property.

Pricing

Commercial pressure washing is quoted per job, with no minimums. Recurring schedules are scoped as a flat rate so it becomes one predictable line item rather than a series of surprise invoices. We walk the property first, then send a scoped proposal within 48 hours.

Frequently asked

How much does commercial pressure washing cost?

It is quoted per job — square footage, surface type, access and how much build-up there is all move the number. We walk the property with you and send a scoped proposal within 48 hours, with no obligation. Recurring schedules are priced as a flat rate so it stays one predictable line item.

Do you pressure wash during business hours?

Not usually. We schedule overnight or early morning so walkways are dry and open before residents, tenants and prospects arrive. For sites that prefer daytime work we coordinate around your leasing hours.

Will pressure washing damage my siding or paint?

Not when the right method is used. Concrete and hardscape take high pressure; siding, painted surfaces and older masonry get a soft wash with the appropriate detergent. Damage happens when a crew uses one setting for everything.

Do you serve commercial properties as well as apartments?

Yes. Garden-style and mid-rise apartment communities are our core, and we bring the same standard to small commercial plazas, medical and professional offices, HOAs and mixed portfolios.

Are you licensed and insured?

Yes — licensed and fully insured, with a Certificate of Insurance ready for vendor onboarding with property management companies and ownership groups.
